How Does a Lead Paint Inspection Work?

Our process follows the State of Maryland’s full-risk reduction guidelines and includes interior/exterior inspections and lab-certified dust wipe sampling.

STEP 1: Get Your Landlord Tracking Number

Before we can schedule, you’ll need a 7-digit MDE-issued tracking number tied to your property.

STEP 2: Exterior Inspection

We visually inspect all exterior surfaces, including:

Walls, soffits, doors, windows, trim, railings, porches

We’re looking for chipping or peeling paint, dust buildup, or other issues that could lead to failure.

STEP 3: Interior Inspection

If the outside passes, we move indoors to inspect:

Walls, ceilings, floors, stairs, windows, trim, and common tenant spaces

We check for:

Cracked or chipped paint
Dust, dirt, or debris
Unclean flooring or baseboards

⚠️ Surfaces must be clean and intact before we can proceed to dust wipe testing.

STEP 4: Dust Wipe Sampling

This step involves collecting samples from key interior surfaces:

Areas include: living room, kitchen, bedroom, and one additional space
Samples are sent to a certified lab

🧼 Pro Tip: Clean with a HEPA vacuum or mild soap and water before the inspection. Remove any loose paint chips and dust.

Limited Lead-Free Inspections

We also offer Limited Lead-Free Inspections for qualifying properties. These inspections are ideal for small single-family homes or townhomes with fewer than 10 windows.

How long do lab results take?

Roughly 5 business days from when the lab receives the samples.

If one room fails, does the entire property need to be retested?

No. Only the room that failed needs to be re-cleaned and retested.

How long do I have to fix and retest if the property fails?

You have 30 days to correct the issues and schedule a re-inspection. After that, a full new inspection is required.

Do you offer full lead-free inspections?

We do not offer full lead-free certifications due to low demand and strict MDE requirements. Homes built after 1978 may qualify but must go through MDE-approved labs for verification.
